We caught up with Kurt Sullivan, VP of Property Management, to learn more about how Douglas Allred helps residents by streamlining the move-in experience for their residential properties in San Diego.
What do you see as the biggest challenge for residents when moving into either a new apartment or a new community?
The sheer number of tasks that need to be accomplished creates a major juggling act. It’s often well beyond what anyone who relocates anticipates. The physical act of moving, changing service providers for utilities, and managing the personal stresses of a move add up quickly. Finding a way to efficiently handle all these things at the same time is a challenge.
What specific programs have you implemented at your properties to increase resident retention/satisfaction and how does Updater supplement these initiatives?
Our on-site team is hyper-aware of the major life changes a move brings to new residents. Because of this, our team members look for ways to step up and provide resources, either personally or through referrals to other businesses, that create a more streamlined move-in process. In many cases, simply finding a way for incoming residents to enjoy the experience can form the beginning to the retention process. People do business with people they like — so finding a way for a resident to make a positive connection with our team is a worthwhile and smart business strategy.

The implementation of ever-improving technology to shorten processes holds great potential for delivering value to our end user. It will also allow us to be more effective and valuable to our residents.
Lastly, are there any specific industry trends you are following? What are they and why do you find them important?
The challenges of providing housing that is both high quality in nature and affordable is a major talking point for the industry in the San Diego market. In a time when costs are spiraling upward in almost every area, there is a business need to control costs to meet occupancy goals. We also have to provide housing that residents will not only be able to afford but also enjoy. This is definitely a hot topic in the industry at the moment.
